5 questions to ask before you hire a remodeler

Hiring the wrong contractor is the most expensive mistake a homeowner can make, and it usually happens before a single wall comes down. The good news: a handful of direct questions will tell you almost everything you need to know. Here are the five we would ask if we were on your side of the table.

1. Are you insured, and who pulls the permits?

Texas does not require a state license for general remodeling, which surprises a lot of homeowners. That makes insurance and permitting the real signals. Ask for proof of insurance, and ask directly who is responsible for permits and inspections. A serious contractor carries coverage, uses licensed trades for the work that requires it, and pulls the permit when your job needs one instead of hoping the city never notices.

2. Will I have one point of contact?

On too many projects, the person who sold you the job vanishes and you are left texting a rotating cast of subs. Ask who your single point of contact is and whether an owner is actually on the job. That one answer predicts how the entire project will feel.

3. Can I see a written, itemized scope?

A real quote is not a number scribbled on the back of a business card. It is a written scope that lists the work, the materials, the timeline, and the price, line by line. 4. What is your warranty?

Ask what happens if something is not right after the crew leaves. A confident contractor stands behind the labor in writing. 5. Can I talk to two recent customers?

Photos are easy to fake and reviews can be gamed, but a real conversation with a recent client is hard to beat. Ask for references from jobs similar to yours. Then actually call them and ask the honest question: would you hire this company again?

The cheapest bid and the best outcome are almost never the same contractor. Ask the questions that reveal how a company works, not just what it charges.
