Scope gaps

What the bid quietly leaves out: haul-off, patching, transitions, paint touch-ups, the second coat. Missing scope is where "cheap" bids get expensive.

Price sanity

Whether the number fits what this work honestly costs in the Katy and Houston market right now. High, low and fair all get named as what they are.

Allowances & exclusions

Vague allowances are the classic overrun machine. We flag every line where the real number gets decided later, after you are committed.

Sequencing & timeline

Whether the schedule respects reality: cure times, inspections, trade order. A timeline built to win the job is not a timeline built to finish it.

Permits & code flags

Work that should involve a permit or a licensed trade, and whether the bid accounts for it. Skipping it is not savings, it is a problem with a delay on it.

Payment terms

Whether the deposit and draw schedule keep the money aligned with the work. A deposit up front is normal. After that, payments should track progress, never running far ahead of the work on the wall.
