Cathy’s rental, turned around

An aging pier and beam rental brought back rent-ready: new siding and windows outside, reframed and leveled floors with new plank flooring inside.

For a rental, every week empty is money gone. Cathy’s pier and beam house needed real work: failing siding outside, and floors with a history inside. New flooring had been laid before we ever got there, but a hump over one of the beams kept pushing back through it, and the bedroom carpet was hiding years of stains. This time it needed to be fixed right, efficiently, to a standard that holds up to tenants.

Outside, we stripped the old siding to the sheathing, wrapped the house, and hung new siding with new windows and clean trim in a warm, neutral scheme that reads well from the street. Inside, we pulled the carpet, opened the kitchen floor over the problem beam, and reframed that section flat so the new floor stays smooth instead of humping back up. Then we leveled the floors and ran one continuous luxury vinyl plank floor through the house.

Cathy had her own painter for the interior, so we sequenced our work around that crew and kept both moving. That’s what a turnaround takes: one plan, the ugly problems actually fixed, and a property that shows well and rents faster.
