Mandana’s townhome, market-ready in two weeks

An investor’s townhome off I-10 at the Beltway, walked with us and written up before the work started, then turned around in two weeks: the ceiling leak under an upstairs toilet found and repaired, wallpaper stripped and the walls retextured, fresh paint throughout, tubs re-caulked, and both bathroom floors tiled on a two-day return trip.

Mandana and her husband own a few rental properties around Houston. When they picked up this townhome just off I-10 at the Beltway, a realtor we have worked with several times sent them our way. We walked the property with them, gave our opinion on what needed to be repaired and what only needed updating, and wrote it up as an estimate. They approved it, added a few items, and we got to work.

The first thing to chase was the stain on the kitchen ceiling. The toilet in the bathroom above it had a completely broken flange, and it had been leaking down into the ceiling. We covered the kitchen in plastic, opened the ceiling to the joists, and found the drywall and insulation above it soaked through. With the flange fixed and the toilet reset, the ceiling was closed back up, textured and painted, and the stain was gone for good instead of painted over.

The walls were the second job. The townhome had striped wallpaper in one bathroom, a floral paper in the other and a border in the pantry. All of it came down, the walls underneath were retextured to match the rest of the home, and then the interior was painted, closets and pantry shelves included.

The rest was the long list that turns a tired unit into one you can show: tubs cleaned and re-caulked rather than replaced, outlets checked, the kitchen cabinets cleaned out, and the kind of small repairs a walkthrough turns up in every room. The gray plank floors were already in good shape, so they stayed.

Two weeks front to back, and the townhome was ready for the market. Then Mandana decided the bathroom floors should go too, so we came back for two more days and tiled both of them. That is how we like an investor job to run: one walkthrough, one written estimate, a couple of smart additions, and a unit that is ready to earn.
