It started with water coming through the ceiling. The shower in Jake and Megan’s primary bath had been leaking down into the floor below, quietly, for longer than anyone knew. By the time we opened it up, the question was not whether to remodel. It was how much of the structure the water had already taken.
The honest answer: more than expected. The subfloor under the shower was rotted out entirely. So before anything pretty happened, we cut the floor back to sound framing, replaced the subfloor, and reset the plumbing. That is the part of this project you will never see in the after photos, and it is the reason this bathroom will never do this to them again.
From there we rebuilt the shower the way a shower should be built: a new pan liner sloped to the drain, waterproofing membrane across the floor and up the walls, and only then the tile. Floor-to-ceiling large-format walls set with leveling clips, a recessed niche, a built-in bench, and a mosaic pan under a rain head with a handheld, all behind glass. Every layer under that tile is doing its job.
The rest of the primary bath got the same fresh start, a freestanding tub under the arched window, a double vanity, and new flooring, and while we were in the house we retiled the first-floor entryway too. Jake and Megan were the kind of clients you look forward to seeing in the morning, and their animals kept a close eye on the work. The house is dry, the bathroom is the best room upstairs, and that ceiling stain is history.
